Avant Garde

Oswald Company partnered with Woodard Development in the redevelopment of a historic downtown Dayton property. The five-story 35,000 SF building was originally built in 1895 and is the former home of Lotz Paper Company. The long-vacant property has been reinvigorated as Avant-Garde, a non-traditional office space in the city’s Webster Station neighborhood. A 1,500 SF mezzanine added to the 5th floor adds to the cutting-edge, innovative office space while still honoring the historic character of the building. Featuring original wood flooring, exposed brick walls, and 30-foot ceilings on the top level, the $3 million redevelopment project combines contemporary office space and possible retail space on the first and second floor. The 7,000 SF basement was renovated as well, with an incredibly unique restaurant/bar concept set for the basement and 1st floor space.
